Five homeowners are to be given the chance to part exchange their current property for a four bedroom house at Mount Wise.

Mount Wise, Plymouth’s Village by the Sea, is offering just five homeowners the chance to part exchange their existing properties for a brand new four bedroom house within the first phase of its exciting development.

The part exchange package provides the homeowner with a guaranteed cash buyer, whilst also saving them money on estate agents’ fees. With the offer extending to the first five successful applicants it is expected to be well received, appealing to sellers wanting to avoid being part of a chain.

Each four bedroom house in Phase One boasts a Georgian-inspired design with high ceilings, large sash double-glazed windows and an elegant limestone fireplace in the living room. Every four bedroom home also has its own rear garden, allocated parking and en suite to the master bedroom.

Richard Keen, development advisor at Mount Wise, commented: “We know that buying and selling a property can sometimes seem stressful, particularly if there is a chain involved and the seller feels like they are not in control. We therefore wanted to offer a package which simplifies the buying and selling process.

“We have limited the package to the first five applicants and, as we are expecting it to be popular, we would advise those interested to get in touch with our sales team as soon as possible.”

There has been high interest in the government-backed FirstBuy scheme and Mount Wise has a number of properties available through the initiative.

15 homes in the development’s first phase have been allocated to offer the equity loan scheme across a mix of one, two and three bedroom houses and apartments.

FirstBuy is an equity loan scheme which will see the government and the developer (Mount Wise) provide purchasers with a loan of up to 20% of the price of a new home. Purchasers will therefore only be required to put forward a 5% deposit to own 100% of a new property.*

Mount Wise is one of Plymouth’s most popular developments offering a village ideal in a waterside setting, just minutes from the city centre.

Angus Macdonald, development advisor at Mount Wise, explains this new offering: “FirstBuy is a fantastic scheme which provides eligible buyers who are struggling with a deposit to buy a brand new home. Although focused on first time buyers, it can also apply to others who have had a change in personal circumstance, making it much more inclusive.

“We are delighted to be able to offer this at Mount Wise as, although mortgages are becoming slightly easier to come by, finding the necessary deposit is often a huge hurdle for potential homebuyers to overcome.

“With prices starting at £120,000 (for a one bedroom apartment with allocated parking) it means a deposit of £6,000 is needed, rather than the 15% or £18,000 for which many lenders will ask. We have 15 homes available through this scheme allocated on a mix of one, two and three bedroom houses and apartments. We have already received a lot of interest about the scheme and now that we have been able to publicly declare our allocation, we look forward to hearing from those who are interested in qualifying.”

Sue Dyer, sales manager at selling agent King Sturge, trading as Jones Lang LaSalle, added: “Mount Wise is a striking development which has continued to receive high levels of interest. FirstBuy is an incredibly popular scheme and with only 15 places available we do expect these to be snapped up pretty quickly. We recommend anyone who is interested to get in touch with the sales team on 01752 676633 as soon as possible.”

Mount Wise has planning consent for 469 homes, a 21 bedroom boutique hotel, cricket pavilion, bistro, data centre and office space, all of which is split over four phases.

The on-site sales centre is open seven days a week from 10am until 4pm and appointments are not necessary.

Notes to Editors:

* Scheme terms and conditions apply

Mount Wise

The Mount Wise site covers 28 acres and is located less than a mile from Plymouth’s city centre.

The scheme has planning permission for 469 homes, a 21 bedroom hotel, 32,000 sq ft of offices, a 4,500 sq ft convenience store, a cricket pavilion and a 50,000 sq ft data storage centre.

The launch weekend took place in September 2010 and saw more than 3000 visitors. Work on the first phase also commenced in September 2010 and the first show home opened up to the public on Saturday 7th May.

FirstBuy

A £250 million scheme to help first-time buyers who want to buy a new-build property but can’t afford the high deposits has been launched.

Under the FirstBuy scheme, the government and the housebuilders will jointly provide a 20 per cent loan to top up first-time buyers’ own deposit of 5 per cent. This will allow them to take out a mortgage for 75 per cent of the property.

Loans will be free of charge for the first five years and repaid when the property is resold. The funds will then be recycled to fund more homes for the scheme.

The First Buy scheme should help 10,000 families to get onto the housing ladder for the first time, with the first homes expected to be available from September 2011.

This Friday evening (14th October) more than one million people are expected to see Grade II listed Admiralty House, Mount Wise, on their television screens – although they may not recognise it as one of Plymouth’s most historic buildings…

Some of the UK’s top comedic actors and actresses, with an entourage of make up artists and camera crews, took over Admiralty House in June and transformed it into iconic 10 Downing Street.

The stairwell was decorated with pictures of previous Prime Ministers and the drawing room set up to create a formal office, all for the filming of Channel 4′s 50s style ‘fugitive’ film noir spoof – The Hunt for Tony Blair.

The Comic Strip team reformed for this one off 60 minute film, which boasts a host of stars including: Robbie Coltrane; Nigel Planer; Jennifer Saunders; Harry Enfield; Rik Mayall; Stephen Mangan; Morgana Robinson and John Sessions.

Prime Minister Tony Blair (Stephen Mangan) is wanted for murder and on the run. He escapes from Number 10 and vows to clear his name no matter what the consequences.

Hot on his tail is Inspector Hutton (Robbie Coltrane), with his sidekick (James Buckley). The chase unfolds thanks to evidence gleaned from his ‘allies’ Mandelson (Nigel Planer) and Brown (Ford Kiernan), as well as an unlikely encounter with Margaret Thatcher (Jennifer Saunders).

Alistair Campbell is played by Harry Enfield and Rik Mayall is Professor Predictor.

Richard Keen, development advisor at Mount Wise, said: “Mount Wise was buzzing with activity and excitement throughout the filming. The cast was on site for several days, although the crew arrived earlier to set up and dress the building.

“Admiralty House managed to truly capture the imagination of the producers, an effect it has on many who visit. Hosting this filming really demonstrates the uniqueness of Mount Wise – there are certainly very few places which could be set up to represent 10 Downing Street!”

The Hunt for Tony Blair will be aired on Channel 4 at 9pm on Friday 14th October.

We are currently liaising with local cleaning contractors, fire risk assessors, lighting protection specialists, fire equipment maintenance contractors and a host of other trades in preparation for first occupations in October.”

Richard Keen, development advisor at Mount Wise, added: “With a proven track record and many years of experience, TMS was the logical choice for Mount Wise. This decision was made even easier as they have an office and a team local to the site.

“We look forward to welcoming our first occupants in October and have made a conscious effort to appoint the managing agent in plenty of time before their move.”

Known as ‘The Village by the Sea’, Mount Wise is steeped in history having been owned by the Ministry of Defence for the last two centuries. The site has planning permission for 469 Georgian-inspired one, two, three and four bedroom homes, a 21 bedroom boutique hotel, cricket pitch and pavilion, bistro, data centre and offices. Set within 28 acres of grounds and with views out to Plymouth Sound, Mount Wise is considered to be one of Plymouth’s flagship new developments.

Mount Wise, Plymouth’s Village by the Sea, has launched its first four bedroom home in The Crescent, one of the most prestigious aspects of the development’s first phase.

Situated in the centre of The Crescent, this four bedroom home has been stylishly decorated to complement its Georgian-inspired interior, with neutral tones accentuated with florals and hints of colour.

The house, which is arranged over three floors, benefits from views across to the adjacent cricket pitch, car parking to the front, and a rear garden which is accessed via French doors from the kitchen/family room.

Richard Keen, development advisor at Mount Wise, has been looking forward to the launch of The Crescent: “We have a number of four bedroom homes in our first phase so we are delighted to have one ready for viewing. What makes it even more exciting is that this showhome is the centrepiece of The Crescent. These homes are incredibly grand and we have received a lot of positive feedback about this stunning aspect of the development.”

Providing a contrast to this elegant family home, a new loft-style apartment has also been created. This two bedroom, penthouse apartment oozes contemporary chic with abstract art and bright bursts of colour. It encompasses the ideal of modern apartment living with glimpses of Plymouth Sound.

Sue Dyer, sales manager of King Sturge trading as Jones Lang LaSalle, added: “The specification of these new homes is fantastic and the spacious home within The Crescent is a beautiful family home. Appointments aren’t essential but we recommend getting in touch with the sales centre on 01752 676633 to guarantee viewing times.”

Mount Wise, Plymouth’s ‘Village by the Sea’, has been named as one of the select new developments to offer the coveted government backed FirstBuy scheme.

Potential home-buyers at Mount Wise are being offered early access to a new two bedroom house at Mount Wise from Saturday 25th June.

The opening of the first show apartment last month led to three apartment reservations and a high number of visitors requested details of the two bedroom houses at Mount Wise. With demand apparent, and only five two bedroom houses available in the first release, the development team is opening up a house earlier than anticipated.

Although the home itself is complete, visitors will be provided with hard hats and boots while outside works continue, adding to the excitement of the viewing. The house will boast the signature Georgian-inspired style of the new village, with large sash windows, generous high ceilings and a limestone fireplace, and the interior will be carpeted and dressed with clean, fresh colours.

Angus Macdonald, development advisor at Mount Wise, commented: “There is no doubt the opening of our show apartment was a real success and the feedback we have received has been fantastic, demonstrated by the the number of reservations.

“The readiness of the house signifies how quickly the development is moving forward and we are delighted to have had so much registered interest. With only five of these houses available in the first release we felt we needed to organise access to the house sooner than originally anticipated. It is certainly an exciting time at Mount Wise.”

Sue Dyer, sales manager at King Sturge, trading as Jones Lang LaSalle, added: “The great thing about Mount Wise is that it is suitable to a range of buyers, with prices starting from just £120,000. We have seen such a positive reaction from the opening of the show apartment and we are delighted to now have a two bedroom house as well. I am sure the response will be equally as positive and with only five available we certainly advise that those interested register with the sales team sooner rather than later!”

Both the show house and show apartment are located in the first phase of the village which consists of 159 homes and a village store. There is a mix of one and two bedroom apartments and two, three and four bedroom houses, with prices starting from just £120,000.

Mount Wise has planning consent for 469 homes, a 21 bedroom boutique hotel, cricket pitch and pavilion, bistro, data centre and office space, all of which is split over four phases.

Viewings of both the show house and apartment are strictly by accompaniment by a member of the Mount Wise sales team and all visitors must report to the sales centre on arrival.
